This automatic mechanism will be based on a new Information System that automatically extracts data from various “sources” on changes in real estate prices, such as purchase and sale contracts, leases, expert appraiser analysis, the Bank of Greece, the Royal Local estate Services and other agencies.
Another serious “thorn” that, although it was seen that it would be resolved before the elections, finally did not happen, has to do with the thousands of landowners, but also investors in areas outside the plan that cannot proceed, after the decision of the Council of State, in issuing a building permit in the event that your plot of land does not “front” a legally recognized street. It is estimated that this decision will affect approximately 9 out of 10 off-plan homes and to resolve it, a legislative norm must be presented to Parliament that resolves the issue by restoring the buildability of the plots until 2025, the date on which the planning of the space will be finalized. planning is expected to be completed. The freezing of all building possibilities in unplanned areas worries thousands of owners who had bought plots with the logic that they would acquire buildability by derogation.
